Landscape and Garden Management Assessment Tool
The LG-MAT is a product developed in-house. It stands for Landscape and Garden Management Assessment Tool. This is a sophisticated product that helps assess how a client is doing in terms landscape and garden management. This hard evidence based assessment concentrates on 9 sections and 3 dimensions. It comes up with findings and recommendations that come in 3 categories; quick wins, medium terms and long terms recommendations. We conducted an LG-MAT for Serena Hotel and Happy Hearts Schools among others.
Thermal Imaging
The importance of thermal imaging is growing in facilities management especially in inspection and preventive maintenance. The applications cover a broad range, from HVAC maintenance to electrical inspection and building envelop surveys. Electrical and mechanical systems tend to get hot before they fail; air duct leaks and excess moisture are often colder than their surroundings. By detecting these temperature anomalies, thermal imaging allows facilities management crews to take corrective action and avoid costly maintenance and repair.
• HVAC inspection with thermal imaging can help: locate misrouted and leaking ducts, electrical or mechanical HVAC system faults, energy losses, missing insulation, AC condensate leaks.
• In Electrical and Plumbing, thermal imaging can help: locate hot or loose connections, overloaded circuits, motors, and wires, water leaks, determine the size of moisture buildup, monitor drying, verify cleanup.
• In the inspection of Building Envelope, thermal imaging can help: visualize cracks causing energy loss, detecting defective insulation, moisture trapped in insulation, walls and roofs, thermal bridges, locate water infiltration in flat roofs, detect construction failure.
Emergency Preparedness Response Planning
An emergency response plan is a plan use organizations to address many different types of emergency situations. It will include:
1.Who to contact
2.How to act
3.Resources to use
The priorities for a ERP are, in this order:
1.Protection and safe conduct
2.Mitigation/stabilization of the dangerous condition
3.Cleanup of incident, whether this be physical cleanup or conceptual.
ERPs should address only the highest risk situations. They are critical for high quality responsive risk management. We have recently developed the Emergency Preparedness and Response Plan of Carnegie Mellon University Africa.
Asset Management
Asset management is the process of planning and controlling the acquisition, operation, maintenance, renewal, and disposal of organizational assets. This process improves the delivery potential of assets and minimizes the costs and risks involved. Adequate maintenance and proper deployment of systems, people, and processes ensure a positive enhancement of capital over the asset lifecycle.
We help our clients:
1. Preparing an asset register: An inventory list of available assets
2. Identify asset conditions and rating system
3. Track asset depreciation accurately at timely intervals
4. Determine the value of assets and their replacement cost
5. Move away from reactive to predictive asset maintenance
6. Focus more on change management to ensure database integrity
7. Eliminate paperwork and automate tasks like data collection, asset reporting, and more
Commissioning Service
The objective of the commissioning is to provide documented confirmation that a facility fulfils the functional, comfort and performance requirements of the clients for the occupants and operators. This helps the client/facilities owner ensure that the contractor completed his work and respected:
- The design intention
- The design
- The generally approved/accepted construction standards.
We offered this service to Carnegie Mellon University toward the end of the construction their campus, for example.
